Hello,

My situation is I left canada around 1st Jan 2024 with no clear intention if I will be back or not. We owned a house since 2019. In mid Sept 2024 we rented the house. The tenant is leaving 1st of May and I now have decided that I won’t be going back to live in Canada and wanting to sell my house to sever ties. I am filing my taxes for 2024 as a resident so I included my worldwide income and rent income from the 3 months rent. I just got a letter of opinion from a realtor to do a retrospective appraisal.

Now since I think my status seems to be changing to non resident, what is the best way to work out the sale. I am about to send the T1161 along my taxes but I am not sure what is the right/most cost saving way to do this process.
